Chapter 1 · Agreement & acceptance
Notice to all tenants
By using the storage space or paying rent, you agree to these terms under Georgia law (including O.C.G.A. Title 10, Chapter 4).
This Master Rental Agreement (“Agreement”) governs month-to-month rental of self-service storage space at J&M Mini Storage.
Legal acceptance (O.C.G.A. § 10-4-218)
THE OCCUPANT’S CONTINUED USE OF THE STORAGE SPACE SHALL BE DEEMED AN ACCEPTANCE OF THE RENTAL AGREEMENT AND SUCH RENTAL AGREEMENT SHALL BE ENFORCEABLE AGAINST THE OCCUPANT AS IF IT HAD BEEN SIGNED BY THE OCCUPANT.
Renewal: This Agreement renews each month on the 1st when you pay rent or remain in possession of the unit.
Your account system: J&M uses Stripe as the customer record, unit inventory (products), lease (subscription), invoices, and payments. You log in to Stripe’s Customer Portal with the email on your account — there is no separate J&M password.
Chapter 2 · Rent, late fees & default
Due date: Rent is due on the 1st day of each month.
Late fees: If rent is not received by the 5th, a late fee may apply. Under our facility rule, late fees are capped at $20.00 maximum per occurrence (we do not stack uncapped late charges).
Default: If rent remains unpaid by the 7th, Occupant is in default and access may be denied until the account is brought current.
Rent rate vs. late fee (important)
A late fee is a statutory-style charge for overdue rent (max $20 here). Separately, Occupants who do not use Stripe Autopay may be quoted and billed a higher monthly rent of +$25/mo. That higher rent is not a late fee — it is the non-Autopay rate (see Chapter 3).
Chapter 3 · How Autopay works
Autopay means your unit subscription is set to charge automatically in Stripe from a card or bank account you control in the Customer Portal.

Why we use Autopay
Predictable collection without credit checks for every occupant.
You manage payment methods and receipts in Stripe (your account of record).
Unit subscription setup at J&M is free — you pay rent for the unit product only.
Non-Autopay rent adjustment
If you do not enroll in Autopay (or remove Autopay), Owner may charge a higher monthly rent of twenty-five dollars ($25.00) more than the Autopay rate for that unit. This is a rent rate election, not a late fee, and applies in addition to any applicable late fee if rent is overdue.
Enroll or update Autopay
Tenant portal: www.jmministorage.com/portal → open Stripe with your email → add card or bank → keep subscription on automatic collection.
Unit product: Each storage unit is a product in Stripe inventory (Vacant or Rented).
Subscription = lease: Your active rent is a Stripe subscription to that unit product.
Quotes: New rentals and rate changes are offered as a Stripe Quote for a Vacant unit product, prepared by a human manager (Stripe Dashboard user). Quotes are not generated by automated AI sales agents.
Acceptance: Accepting a quote creates or updates your subscription and occupancy for that unit.
Current tenants
If you already have an active subscription on Autopay for your unit, keep paying as usual. Policy and rate notices are communicated by the facility (phone / email), not as marketing banners on the public website.
Chapter 5 · Owner’s lien & enforcement
Lien (Georgia self-storage law)
OWNER HAS A LIEN ON ALL PERSONAL PROPERTY STORED IN OCCUPANT’S SPACE FOR RENT, LATE FEES, LABOR, OR OTHER CHARGES, PRESENT OR FUTURE, AND FOR EXPENSES REASONABLY INCURRED IN SALE OR DISPOSITION.
If no payment is received for a continuous thirty (30) day period after default, property may be sold or disposed of as allowed by law. Upon default, Owner may deny access until payment is received.
Enforcement outline
Notice: Claim notice by email (or verified mail if email fails), payment demand (typically 14 days).
Advertising: Public sale advertising as required.
Sale: Contents sold to satisfy the debt.
Vehicles: Motor vehicles/trailers unpaid ~60 days may be towed in lieu of sale where permitted.
Termination other than non-payment
Owner may terminate for non-renewal or rule violations with written notice (email or verified mail), typically 14 days to remove property. Failure to vacate may result in access limits and disposal of remaining property as allowed by O.C.G.A. § 10-4-218.
Chapter 6 · Use, liability & insurance
Storage only — no habitation, sleeping, living, or cooking (O.C.G.A. § 10-4-216).
Prohibited: explosives, flammables, toxic waste, perishables, stolen or illegal goods.
Electricity: no appliance use unless expressly authorized.
No bailment: Owner rents space; does not take custody of goods.
Insurance: Owner does not insure Occupant property. Occupant is responsible for coverage. Agreed value limit: $5,000 unless otherwise agreed in writing.
Chapter 7 · Notices, military & contact
Notices (including lien, auction, termination) may be sent by email to the address on the Stripe customer record. Occupant must update email, phone, and address within 10 days of any change (use the Stripe portal or email the office).
Military: If you enter active-duty service, notify Owner immediately for SCRA protections.
